Additional information

A geothermal-heated residential house completed a couple of years ago is located near the city in Seljametsa, 2 km from Paikuse borough, in the new Ülevälja residential area. It is a peaceful and family-friendly neighbourhood with asphalt access roads and a pedestrian-cycle path leading from Paikuse. The borough offers a school, kindergarten, shops (Coop and, even closer, a new Grossi grocery store), nearby bus stops, the Seljametsa branch of Paikuse kindergarten, an active community centre, and Seljametsa Lake within a short distance.

The spacious and functionally designed 4-room house has a total living area of 127 m² (plus the area of the carport and terrace). It includes a large living room with kitchen (42 m²), from whose central corridor there is access to three bedrooms (14.2 m²; 13.5 m²; 8.9 m²), a WC/shower room, a sauna with a separate anteroom (9.7 m²) and washing room (9.9 m², not fully finished), as well as a technical/utility room (5.3 m²). The floors in living areas are parquet; wet and technical rooms have ceramic tiles; the entrance hall and sauna anteroom have PVC flooring. On the yard side, a large outdoor terrace (43 m²) extends along the house from the living room to the lounge area. At the end of the house there is a paved carport and a storage shed (13.5 m²).

The house features a Benders stone roof, external walls made of Bauroc blocks (200 mm + 150 mm EPS60 insulation) and internal walls (100 mm). The ceiling is insulated with 600 mm of loose-fill mineral wool. A healthy indoor climate and optimal operating costs are ensured by the combined operation of the Daikin Altherma 3 GEO ground-source heat pump and heat recovery ventilation (Komfovent Domekt), as confirmed by a consumption-based energy performance certificate rated A (issued in 2026). Total electricity consumption is 650–750 kWh in winter months and 190–220 kWh in summer. All rooms have water-based underfloor heating; water supply and sewage are connected to the municipal network; the main electrical fuse is 3×16 A. Exterior and interior doors are wooden/panel doors, and the windows have PVC frames with triple glazing.

The large plot is fenced on the street side with a wooden fence and an automatic vehicle gate; the other sides have a private 150 cm high mesh fence, enhanced with Bradas privacy strips. The entire green area is lawned, with several ornamental trees planted (spruce, cedar pines, white pines, arborvitae) as well as an apple tree. For enjoying summer evenings, there is a pavilion in the garden, surrounded by pleasantly growing raspberries.

A new, peaceful, and comfortable low-cost home in a location where everything needed for everyday life is close by!
