A majority stake (96% of the commercial premises ownership) in the commercial building “Rüütli Ärikeskus”, located in central Pärnu on Rüütli Street, is for sale. The ownership includes all commercial spaces on the 1st and 3rd floors, as well as 89% of the commercial spaces on the 2nd floor.

Rüütli Ärikeskus is a building constructed as new development in 1998. The ground floor contains retail and food service premises, the 2nd and 3rd floors consist of office spaces, the top floor contains apartments as separate ownership units, and the basement level includes a parking garage (81% ownership share of the sold asset).

The total area of the commercial floors (1st–3rd) is 2,618 m², of which 1,958 m² belongs to the seller and is leased out as direct commercial space. Unit sizes range from 23 to 213 m² and are leased in various combinations at market rental rates. The current occupancy rate is 85%. In addition, the asset includes an 81% ownership share of the underground floor, where 20 parking spaces are located. The total area of the sold ownership share is approximately 2,498 m².

The object of sale consists of the building rights located at Nikolai tn 7 // Rüütli tn 14, Pärnu, with validity until 2096, as well as apartment ownership M5 (garage) representing a 44/54 co-ownership share and apartment ownership M6 (commercial premises) representing a 95,564/100,000 co-ownership share. The ownership shares are being sold through a public tender with preliminary negotiations by AS Rüütli Ärikeskus.
